How Much Would It Cost to Build this Mansion in Vancouver?

When it comes to Vancouver real estate you can’t expect a deal.  In the past we’ve shown you several comparisons of what you can buy elsewhere in the world including these fourteen amazing estate homesthese nine waterfront mansions, and even a stunning Mediterranean mansion in Beverly Hills 90210, but what if you’re just not willing to move for a house?  The above home spans 20,000 square feet on a 1.64-acre estate property about 35 minutes from Toronto, Ontario.  It’s listed at $7,800,000 CAD.  We’ve decided to see how much it would cost to replicate this regal residence here in Vancouver. The first step was to find a similar sized lot about 35 minutes from Vancouver, BC – not an easy task.

 We managed to find this somewhat vacant lot in West Vancouver, British Columbia about 28 minutes from Vancouver – perfect!  The listing says, “Almost 1.68-acre water view estate comprised of 3 legal properties combined.”  It’s listed at $10,998,000 CAD – a total of $3,198,000 CAD over the asking price of the finished mansion back east and we haven’t even broken ground.

 The property currently has a 2,180 square foot home which would need to be demolished & removed adding additional costs.  Without demolition we’ve spent $10,998,000 CAD on the lot, but how much is it going to cost to build & finish our regal 20,000 square foot mansion?  Sam Ciacco of Ciacco Homes estimates that construction costs to replicate the 20,000 square foot home would run upwards of $26,000,000 CAD.  Ciacco Homes has built some of Vancouver’s most prestigious homes including this stunner, and a palatial 17,000 square foot home in Langley, British Columbia.  With the cost of the lot being $10,998,000 CAD and construction costs coming in at an estimated $26,000,000 CAD, the total cost to replicate the 20,000 square foot mansion here in Vancouver is estimated at $36,998,000 CAD.  That’s $29,198,000 CAD above the list price of the Toronto area mansion.
