From the listing: Located on the western shores of Lake Champlain, this rare early modernist house, designed by Philip Johnson and his partner Landis Gores, still remains in its purest state. Privately situated on twenty acres with 850 feet of shoreline, the “Paine House” built in 1949, the same year as Johnson’s iconic “Glass House,” is the fourth of his glass house style residences to be built and one of only twelve privately owned homes that are still in existence. Great sensitivity to light and flow of the surroundings was taken when the house was sited, drawing inspiration from Mies’s Resor House, the home is sided with cypress and utilizes massive walls of glass to achieve expansive lake views to the east and green landscape to the west, allowing for stunning flow-through views. The center of the main home is a large open living area with the fireplace positioned to appear like it’s floating in a wall of glass. Large chef’s kitchen and 2 bedrooms with 2 full bathrooms are positioned on the opposite ends of the main structure.
The summer wing is attached by an open-air walkway, and includes additional 6 bedrooms and 4 full bathrooms. Building’s construction was closely supervised by Gores, who travelled to the building site bi-monthly.The hand-drafted working drawings are available for viewing at the Avery Architectural archives. Current owners re-sided home with cypress, updated the kitchen but retained original soapstone sink and steel sinks. A new membrane roof and extensive stone retaining walls were added. An additional structure built in 2006 in the same style, sits apart from the original structures, provides boat storage and a large game room. Property has a large floating dock system and boat launch ramp. Located 4hrs from Boston, 6hrs from NYC, 1 hour from an international airport in Burlington VT, 90 miles from Montreal Canada. Area has two full service marinas, public golf course, restaurants and ferry to Vermont. The Paine House is on the market for $3.5 million with Jo Anna Giltner of Covered Bridge Realty.
