This old timer is confused and lost.  It offers nearly 1,600 square feet over two levels on a very overgrown 6,435 square foot lot.  The agent added that the property is sold “as is” and “where is.”  It also mentions that there is no for sale sign on the property at owner’s request.

Built in 1987, this 25 year old home is described as being ‘immaculate’ and ‘perfect for a family.’  It sits on a 4,026 square foot lot in the Kitsilano area of Vancouver and offers just over 2,400 square feet of space.  It may be centrally located, but this place is dated and definitely doesn’t scream $2,248,000.  On the plus side, the yard looks pretty nice.

“Well Renovated” – $2,250,000

This 2,910 square foot home is described as being “well renovated, with loads of improvements” on a 4,256 square foot lot.  It also mentions that it has an “excellent layout and good quality.”  The agent decided that a single photo of the exterior would be enough to get potential buyers into the house, because you know, they wouldn’t be interested in seeing any of the mentioned improvements.

“Nice Yard, Ugly House” – $2,280,000

134 W 41st Ave., Vancouver, British Columbia, Canada, V5Y 2S1

This house doesn’t have terrible curb appeal, but it could use some work.  Regardless, it shouldn’t be priced anywhere near $2,280,000.  Built in 1948, the home offers 2,302 square feet on a 5,940 square foot lot.  The description says the house has been updated over the years with a newer roof, newer kitchen, and newer baths – which really means ‘renovated in the 90s.’  One thing that hasn’t been touched since 1948 is the exterior of this house.

“Well Kept & Steeply Priced” – $3,280,000

The agent describes this as a “well kept solid home in prime South Granville area.”  It offers 3,815 square feet under roof with 6 bedrooms and 4 bathrooms on an 11,544 square foot lot.  It was built in 1949 and is said to have a spacious floor plan with a hardwood flooring, a basement with large recreation room, and a living room.  Once again the agent made the decision that posting a single photo of the exterior would be enough.

“It’s Alive!” – $3,988,000

Plants have taken over this teardown in the First Shaughnessy area of Vancouver.  Situated on a generous 15,144 square foot lot, this home is priced at lot value.  The house was built in 1952 and offers 2,362 square feet on two levels.  The agent says,”You can build your dream home, hold, rent or renovate,” the choice is yours!  This one may be in a very desirable location but I couldn’t imagine paying $3,988,000 for just a lot.
