Vancouver, BC vs. New York, NY

Vancouver 1 “Absolutely Gorgeous Lot” – $4,588,000

3837 Osler Street, Vancouver, British Columbia, Canada, V6H 2W7

The title says it all.  You’re paying nearly $4.6 million for a lot.  A lot that’s only 0.22 of an acre.  To be fair the 0.22 acre property is located only 6 minutes from Downtown Vancouver in the prestigious First Shaughnessy District.  The description says it’s located on the “most exquisite boulevard street that Vancouver has to offer.”  It goes on to say that there is a 3,000 square foot home with 4 bedrooms and 3 bathrooms.  It was built in 1957 and even though no interior pictures were published the agent says it’s a “great family home, perfect size, still worth keeping with a little rejuvenation.”  At $4,588,000 I doubt any potential buyer will be keeping the current home.  Unlike most of the properties we’ve posted this one is actually listed quite close to the BCAssessment price.  The 2013 BCAssessment came in at $4,378,500.  To see the full listing click here.  Scroll down to see what you can get only 5 minutes from Central Park in New York!

Down in New York just 5 minutes from Central Park you can purchase a beautiful fully furnished condominium for nearly $500,000 less than the tear down in Vancouver, BC.  Located in what is described as “one of the most desirable white glove Upper East Side condo buildings,” is this architectural masterpiece with 4 bedrooms and 5 bathrooms.  The condo features a grand 24′ gallery leading into the large 25′ x 29′ great room with three exposures, a formal dining room, and bright chef’s kitchen.  The white glove Belaire building is a full service condo building with 24 hour doorman, concierge, a health club, 60′ glass enclosed heated pool, and valet garage.  The downside is that you’ll be paying a monthly maintenance fee of $3,466 & a monthly real estate tax of $2,986.  Which would you choose?  A tear down on a small lot 6 minutes from Downtown Vancouver for $4,588,000 – or a fully furnished condo only 5 minutes from Central Park for $4,095,000?  To see the full listing click here.
