When 3810 Marine Drive first came on the market in early February it was listed at $37.9 million.  A month later it was reduced to $28,888,000.  It was reduced a third time in April to $19,888,000.  Now it’s just been re-listed for just $12,888,000 – a 65% reduction from the original asking price.  The original listing showcased a variety of renderings with it to show potential buyers what could be done with the property, however several news outlets ran stories on the new listing giving viewers the impression that the ‘rendered mansion’ was included in the price.  The listing agents were criticized of falsely advertising a mansion that didn’t exist.

The original description said the the property was 34,380 square feet, however the new description is showing it as 26,000 square feet with a note saying, “According to BC Assessment, with notice of possible change.”  The lot size isn’t the only thing that is different.  The original water frontage was listed at 400′ but now the current listing says, “Offering approximately (subject to change feet) of waterfront.”  Whatever that means.  The ad goes on to say, “Surrounded by mature landscaping, an ideal location for a beautiful residence with unobstructed exposure to the picturesque waterfront.”  The property is now listed with Lionel Lorence.
